HIPs Information
HIPs are now mandatory for all properties new on the market in 2008.
Because the Berwins' Home Information Pack is prepared by qualified legal staff
who work every day with the technical legal information that feeds into the pack
and the I.T. behind it we believe that we are better placed than anyone to assemble
and deliver the pack.
We are working in partnership with only accredited fully insured domestic energy
assessors and all the top local estate agents.
To keep costs low we incorporate only the mandatory items into the Berwins' Home
Information Pack unless there is a clear benefit for the property-selling client to
include a non-mandatory item.
To keep standards high we undertake only official searches of the local authority
and water company - not all mortgage lenders or buyers will accept the alternative
'personal searches' and so incorporating the best available searches means less
room for delay or duplication of work when you find a buyer.
Because the legal work and pack assembly is carried out by our own legal staff
and not sub-contracted to middlemen each taking a commission we are able to offer
a Home Information Pack on a freehold property for only £450 inclusive of VAT
and £495 inclusive of VAT on a leasehold property. If the Energy Performance
Cerificate goes past the statutory period and needs to be replaced we will deal
with this for you free of charge passing on only the cost of the searches or
certificate.
Until June 2008 you can market your house just as soon as a Home Information
Pack has been commissioned. So the sooner you give us a call the sooner you're
on the first step to your new home.
Did you know that from 6 April EPC's (energy performance certificates) will be
mandatory when constructing, selling or renting commercial property with a floor
area of more than 10,000 square metres?
And from 1 July 2008 they will be required on construction, sale or rent of
all properties with a floor area over 2,500 square metres.
This is to phase in European legislation relating to the energy performance of
buildings which started with the Home Information Pack on domestic properties
